Bimini Square apartment complex is rapidly transforming Cape Coral into a bustling hub of modern living. This ambitious $125 million development aims to redefine the landscape downtown along Cape Coral Parkway, introducing 218 luxury apartment units that promise not just a place to live, but a vibrant community experience.

Larry Nygard, a seasoned developer with roots tracing back to 1984, leads the charge through Crown Development, a company he established about a dozen years ago. The allure of positioning the complex near Bimini Basin, with access to the serene waters of the Caloosahatchee River, fueled his decision to take on this unique project. Here, one can envision life unfolding along stunning waterways, as nature and urban living blend seamlessly.

As the structure rises—a feat accomplished by Brooks & Freund—Nygard anticipates project completion by November 2025, if all goes according to plan. Currently, five of the seven stories are visible, a glimpse of what’s to come. Not far off, another residential endeavor, The Cove at 47th, promises to deliver 327 units. Yet, Nygard emphasizes that Bimini Square will stand out, with about 40% of its units boasting waterfront views.

“The connection to Bimini Basin is truly significant,” Nygard reflects. “Our residents will enjoy some of the best water views in the area.” Along with inviting vistas, Cape Coral’s government has supported the project through $7 million in tax-increment financing, allowing the construction of new water and sewer infrastructure. The development includes a multifaceted parking garage, accommodating 500 cars, 200 of which will be open to the public for two on-site restaurants.

Dining options are also part of the vision. House of Omelets will claim a prime spot along the parkway, while a yet-to-be-selected Phelan Family Brands restaurant will overlook the tranquil basin. Nygard expresses excitement over the crowning feature: a rooftop pool area, offering residents stunning views of the surrounding water. “There’s nothing else like this in the market,” he assures. He firmly believes they are creating a niche, filling a need long felt in the community.

Perhaps the most impactful feature of Bimini Square is the unique partnership with Lee Health. A dedicated 77,000-square-foot space will house medical services, providing clinical and diagnostic care to residents and the general public alike. Additionally, 20 of those units will cater specifically to Lee Health employees, addressing an increasingly pressing need for healthcare amenities in the area.

Amid the construction hustle, Nygard finds fulfillment in checking progress through remote cameras, visiting Cape Coral every few weeks. “It’s rewarding,” he admits, a thoughtful pause gracing his words. “If I didn’t enjoy it, I wouldn’t keep doing it.” As Bimini Square rises, it does so as a symbol—a commitment to community, a vision of modernity, and a space where life will flourish at the edge of Bimini Basin.
