Ronto’s Eleven Eleven Central in downtown Naples sold-out

The Ronto Group announced that its Eleven Eleven Central community in downtown Naples is now totally sold out.  The community’s resort style amenities include a 60,000 square foot courtyard amenity deck featuring a 3,200 square foot pool.

With the remaining residences in the Phase III building sold, The Ronto Group announced that its Eleven Eleven Central community in downtown Naples is now totally sold out.  The new walkable/bikeable, access-controlled community built by the award-winning developer is situated on Central Avenue between 10th Street and Goodlette-Frank Road in downtown Naples.  Construction of the Phase III building is progressing as planned, and the building is expected to be completed in first quarter 2023.  Phase III sales totaled $135,170,000.

Eleven Eleven Central is the fastest selling project in The Ronto Group’s history.  The community is totally sold out a year in advance of initial expectations and reflects Ronto’s visionary approach to creating an extraordinary walkable/bikeable downtown lifestyle.  The combination of the community’s location, an unprecedented array of resort style amenities normally reserved for residents of gated communities far removed from the downtown district, and the project’s open concept floor plans that come with luxurious features and finishes has attracted homebuyers eager to enjoy every facet of the downtown lifestyle that Eleven Eleven Central affords.

Eleven Eleven Central’s completed amenities includes a 60,000 square foot courtyard amenity deck features a 3,200 square foot resort-style pool with a beach entry and 90-foot lap lanes, chaise lounges and poolside tables, two spas, outdoor showers, poolside cabanas, grills, a cabana bar and grilling area with large screen televisions, three fire pits with built-in seating, a hammock lawn, a life-sized outdoor chess set, a yoga stretching area, a putting green, and two bocce ball courts.  Inside, an approximately 3,000-square foot clubroom provides an ideal setting for socializing.  A fitness center measuring approximately 2,500-square feet includes a stretching and functional movement area, a comprehensive array of state-of-the-art exercise equipment, massage rooms, and rest rooms.  A unique, dedicated arcade/game room and theatre room located on the second floor of the community’s commercial building on Central Avenue is an additional amenity highlight.  The arcade not only appeals to children and grandchildren, but also serves as a spacious, fun location for adult gatherings, including viewing televised sports or special events, watching movies, Super Bowl parties, playing pool, foosball, air hockey, or ping pong, or enjoying a beverage at the room’s large bar.  Other attractions include old-style stand-up arcade games, gaming chairs, card tables, and X-Box and Play Station devices.  The space can accommodate gatherings of up to 40 people and features an interior design by Renee Gaddis, NCIDQ, ASID, GREEN AP, President and Principal Designer at Renee Gaddis Interiors.  Men’s and lady’s rest rooms are also included.  Eleven Eleven Central also provides six community guest suites that can be reserved for visitors.  Resident storage areas and bike storage areas are also included.  Eleven Eleven Central also provides exclusive seasonal beach shuttle service and evening shuttle service to 5th Avenue South and Third Street in season.  

Ronto is expanding its outdoor amenities at Eleven Eleven Central to include a 20,400-square foot landscaped Courtyard Park set ten-feet below the amenity pool deck at actual ground level.  The Courtyard Park, accessed by a grand staircase leading from the courtyard amenity deck, will include benches, a putting green, a yoga lawn and fenced dog runs for large and small dogs.  Designed by Architectural Land Design landscape architect Christian Andrea, ASLA, PLA, the Courtyard Park’s sunken orientation will provide residents with tree-top views rarely found in urban downtown settings.  Residents can also appreciate the park from ground level while enjoying the shade the tree canopy provides.  Plants that will attract butterflies have been included in this unique, quiet space.  The Courtyard Park is rapidly approaching completion.

Like Eleven Eleven Central, Ronto’s walkable/bikeable Naples Square community at 5th Avenue South and Goodlette-Frank Road has transformed how people live in downtown Naples.  Construction of Quattro, the fourth building at Naples Square, is progressing as planned.  The building is rapidly approaching sell-out.  Sales of 61 residences worth more than $143,460,000 have been processed at Quattro and the building is 95% sold.
