Antilles 50% sold out since Phase 2 release

The sold out inventory homes of Phase One set the standard for Antilles presentation as a community.  When JMD Development began its Phase Two development earliier this year, it offered buyers the opportunity to make all their own selections as their units were being built.  

When sales at Antilles match the weather – bright and sunny, with record breaking highs forecasted through season – it is a great time to be in South Naples, where a great location and superior construction standards are making the new construction community a clear choice for  new home buyers.  Whether shopping for a full time home or vacation getaway, Antilles has Coach Home selections to meet its homeowners’ wish lists.  They will be built in limited releases as material availabilities allow with rolling delivery dates.  The first 4-unit Phase Two Grand Coach Home will be delivered later this month, with the rest of that release’s completion dates scheduled to continue through Fall.

Grand Coach Homes are Antilles’ largest units, with 3-Bedroom floorplans ranging from 1,980 to 2,444 square feet under air.  They include attached 2-car Garages and are priced from the mid-$500,000’s.  Water and preserve views are available.  The first floor Nevis plan has a side Entry that opens into its wide Great Room to great effect.  The upper floor Montserrat floorplan includes 2,444 square feet under air and offers a first floor Entry that sets it apart for its private, single family home ambience.  Both floorplans feature large Kitchens with 2 wide walls of cabinetry and oversized central islands.   At almost 9 feet long, they can accommodate 3 or 4 seats at their graceful, curved edge Quartz countertops and still have enough overhang at each end for 1 or 2 more, making them just about communal.  Islands are built to counter height, drawing in family and friends for casual seating while being deep enough that anyone can linger and enjoy the happy chaos of a meal coming together.  They are opposite and widely spaced from cooking areas, with enough elbow room for multiple cooks and conversations to comfortably coexist.  Good lighting from both recessed and pendant fixtures and a shelf lined, walk-in Pantry large enough to require its own ceiling fixture complete the well planned Kitchens. 

Antilles Classic Coach Homes are also included in Phase Two.  They are priced from the mid-$400,000’s and as starter properties will continue to occupy a significant segment of the 54-acre community’s composition.  The new decorator model for its first floor Saba unit showcases a revised Kitchen layout for the Classic Coach Home that relocates Phase One’s Pantry from the center of the room to a side wall, which significantly opens up its Great Room footprint without increasing the unit’s overall square footage.  The Saba is a 3-Bedroom plan and includes 1,537 square feet under air.  It offers direct Garage access and all Classic Coach Homes include individual, single car Garages.

The somewhat smaller, upper floor Tobago is also a 3-Bedroom floorplan with 1,509 square feet.  It showcases treetop preserve views, higher ceilings and cove detailing in its peninsula style Kitchen.  Since Antilles is bounded by preserves, its top floor views in particular are uninterrupted in all directions.  The Tobago mirrors the Saba floorplan and is arranged in a split Bedroom format, with the Master Suite located across the residence from the other Bedrooms. 

The standard features included in the purchase price of Antilles’ homes distinguish it from other new construction projects, and have been influential among value-oriented buyers as they compare other development’s offerings to Antilles’ where solid core 8-foot interior doors with Merano hardware, high ceilings, quartz countertops, Kohler fittings,16 SEER Carrier A/C systems and windows and exterior doors that are wind-rated to the exacting Miami/Dade standards are included, in addition to its long list of superior specifications.

Construction standards include structurally engineered reinforced concrete slabs with vapor barriers. Concrete block construction includes moisture resistant exterior drywall and R-4.1 Fi-foil insulation on the masonry walls.  Ceilings include R-30 insulation and concrete roof tiles are engineered with tie-downs.  As you tour the designer models, please note that the high ceilings and wide wood trims and baseboards are standard as are wide profile porcelain tile in all living areas with carpeting in the Bedrooms.  Screened-in Lanais are included in all units as is solid wood, Shaker style cabinetry including 42-inch high Kitchen uppers, all with soft-close hinge features.  Every unit includes a Pantry, Laundry Room and walk-in Master Suite closet.  All Closets include custom built-in wood shelving systems to promote air circulation.  Master Baths feature double sink vanities and separate commode rooms with privacy door.  Oversized glass shower enclosures are tiled floor to ceiling and fitted with rain forest shower heads and substantial frameless glass doors.  Laundry and stainless steel Kitchen appliances are included.  As Antilles new decorator models become available for viewing, be sure to ask if any include upgraded finishes to achieve their stylish presentations.

To view the full range of Antilles’ standard appointments and options, visit the Sales Center in the Flamingo Club at Antilles.  It was designed to become the heart of the community, and offers 14,000 square feet of pure luxury, indoors and out.  Concierge and executive services are managed here and the Catering Kitchen and state of the art Exercise and Fitness Center are to the rear.  The huge Gathering Room offers varied socializing, lounge and TV areas plus separate dining or game table seating.  It occupies about one-half of the Club’s 5,000 square foot expanse, with wall-to-wall views over its 9,000 square foot outdoor living area, and beyond to Antilles’ own 5-acre Kingfisher Lake and wetland preserve and the community itself.  Outside the enclosed Resort Pool area, and in consideration of the noise levels of active sports, Antilles’ regulation Bocce and Pickleball Courts have been purpose built away from the residences.  A 4-hole putting green has been added to the community’s list of amenities.  JMD Development adapted a popular feature of high-rise living for the benefit of Antilles’ homeowners.  Guest Suites are available for the owners’ occasional use on a first come, first serve basis.  Due in part to the fact that it does not have a CDD, Antilles’ maintenance fees are low in comparison to other older and larger communities in the area.
