Two townhome models under construction at Sawgrass by Centex in Cape Coral

Townhomes at Centex at Sawgrass feature open-concept floor plans with large kitchen layouts and well-appointed features for easy entertaining.

Centex, a national brand of PulteGroup, has commenced construction of two model homes in Sawgrass, a gated community of 230 townhomes at Coral Lakes in Cape Coral. The decorated Alder and Rowan models will highlight the livability and versatility of the three new floor plans available in Sawgrass at Coral Lakes.

The professionally decorated models are expected to open early Fall 2022. The first release of quick move-in homes in Sawgrass is anticipated for purchase in Summer 2022 and occupancy by early Fall 2022. Prices are expected to start from the low $300,000s.

A private, guard-gated master-planned neighborhood, Sawgrass at Coral Lakes has low homeowner association fees and no community development district fees. Located off Del Prado Boulevard, Sawgrass enjoys quick access to Pine Island Road, top-rated public schools, restaurants, shopping and attractions.

Centex’s consumer-inspired townhomes in Sawgrass offer three bedrooms, two full bathrooms, a powder room on the main floor, one- or two-car garages, and options for private covered lanais. For homeowner convenience, laundry spaces are located on the second floor. Homebuyers will appreciate the open-concept floor plans, large kitchen layouts and well-appointed features, including tile roofs and paver driveways.

The first floor of the Alder model centers around family time with an open design between kitchen, café and a large gathering room that opens to the lanai. The largest townhome at Sawgrass, the Alder offers 1,816-square-feet of living space and a one-car garage. The model will showcase available finishes, such as majestic white granite countertops in the kitchen and bathrooms and a white straight-set tile backsplash, and will feature classic modernist décor with a palette of bright white, driftwood, matte and metallic olives and golds with dark undertones. The kitchen’s large freestanding island provides additional seating when entertaining.

Designed with convenience in mind, the Alder offers extra storage throughout, including walk-in closets in the three bedrooms and storage closets on each floor. The owner’s suite, positioned for privacy away from the two secondary bedrooms, offers a double sink vanity and private water closet.

The open foyer in the Rowan model flows to the café, kitchen and a large gathering room, where sliding glass doors open to the covered lanai. The floor plan offers 1,657 square feet of living space and a two-car garage. A palette of soft gray, clay, dark periwinkle and inky blue will complement white kitchen cabinets and tile backsplash.

The kitchen features a large walk-in pantry and a granite-topped island offering additional seating. In the gathering room, two distinct areas – one with a desk and bookcase; the other a sofa oriented to a TV – highlight the versatility of the open floor plan. On the second floor, bedrooms have spacious walk-in closets.

In addition to the two decorated models, Sawgrass also offers the Ivy, a floor plan with 1,636 square feet of living space and a one-car garage. Featuring an open kitchen with a large dine-in island and gathering room, the Ivy’s spacious owner’s suite boasts an oversized walk-in closet.

Homebuyers at Sawgrass will enjoy access to two resort-style swimming pools with sundecks, along with a clubhouse with fitness center within the established Coral Lakes community. Residents can also get active on tennis and volleyball courts, soccer fields and a baseball field, while sidewalks wind throughout the community for walking or jogging.

Located in northeast Cape Coral just 2.5 miles west of U.S. 41, Sawgrass at Coral Lakes provides residents with easy, convenient proximity to nearby recreational opportunities, employment and healthcare centers. A Publix-anchored shopping center is located less than one mile away and a range of other retailers and restaurants can be found within a short drive of the community.

Well-rated nearby schools include Diplomat Elementary and Middle schools, North Fort Myers High School and Cape Coral High School. Area healthcare providers located within five miles include Millennium Physicians Group, Florida Cancer Specialists and Cape Coral Hospital.

Sawgrass is also within easy driving distance of both Southwest Florida International Airport and Punta Gorda Airport. Families will enjoy being close to amenities like Sun Splash Family Waterpark, while active residents can take advantage of the community’s proximity to spots like Del Prado Linear Park and Prairie Pines Preserve.
